How to Market a property:

As you will have seen, there are 4 different options for the number of photos. We recommend the following based on property size:

  • 15 Photos
    Suitable for a small apartment or small bungalow. This covers all internal and external shots. More than 15 would likely be too many for a property of this size.

  • 20 Photos
    Perfect for 2-3 bedroom houses. This allows coverage of everything required for properties of this size.

  • 25 Photos
    Ideal for 4-5 bedroom houses without additional features such as cinema rooms or swimming pools. For properties with 2 lounges, a kitchen, dining room, office, 4 bedrooms, and 3 bathrooms, 25 shots would be appropriate.

  • 30 Photos
    Best for large luxury homes. This will cover most aspects of a large property. If the property includes extensive land or other significant features, you may require more than 30 photos. Get in touch for further consultation.

Do I need a video?
A professional video adds value to any property listing, especially for high-value properties. While not always necessary to sell your property, a video can enhance the appeal of your listing.

Do I need drone photos/video?
Drone photos are included when purchased on their own, while drone videos are included when purchasing a full video package. Drone imagery is especially useful for showcasing:

  • Close proximity to landmarks
  • Surrounding scenery
  • Marking out land boundaries
  • Proximity to city/town centers

Drone footage will make your listing stand out with eye-catching aerial perspectives.

Do I need an EPC?
An EPC (Energy Performance Certificate) is a legal requirement when selling your property. You can check if you have one here:

How many words do I need?
Similar to photo options, the word count for your listing depends on the property size:

  • 200-300 Words
    Suitable for a small apartment, bungalow, or 2-3 bedroom house.

  • 350-400 Words
    Best for a 4-5 bedroom house.

  • 450-500 Words
    Ideal for large luxury properties.

The word count is flexible based on how in-depth you want the description to be.

Do I need a Floor Plan?
Almost every listing on an online portal includes a floor plan. It’s a valuable tool for potential buyers, and we highly recommend having one if you don’t already.
